I thought my second rental was my best one. Tracking it monthly showed the opposite
I had two rentals and a gut feeling about which was better. Rent on #2 was higher, so I assumed it was. Then I tracked every cost per property, monthly: mortgage, insurance, tax, repairs, vacancy and the property manager's cut. Over 12 months, #2 netted about $1,900 less than #1. Repairs and two months of vacancy ate the higher rent. If you own more than one property, track them separately, every month. Gut feel is expensive. (I turned my tracker into a template I sell, but any sheet with per-property tabs does the job.)
The rule: A real story that teaches. One disclosed line about the product, never a link.
